In-House Maintenance
The Starting Point
What we walked into.
The outgoing tenant left the property full of trash, discarded furniture, and personal belongings, along with wall and ceiling damage that needed repair before the unit could go back on the market.
01
Whole-house clutter and debris
Every room held leftover furniture, trash bags, disassembled bikes, and personal items, including a kitchen refrigerator still full of food left behind.
02
Wall and ceiling damage
Multiple rooms had nail clusters, drywall holes, marker and crayon scribbles, and a ceiling hole around a light fixture box that needed patching and repainting.
03
Dated, worn kitchen
Original cabinets were sound but the flooring and countertop were worn down and needed replacing to make the kitchen rentable again.

The Process
What our team did.
01
Full trash-out

Drywall and ceiling repair
Patched wall holes, sanded and repainted damaged surfaces, and repaired the ceiling around the light fixture box.
03
Fresh paint throughout
Repainted walls and ceilings across the unit in a neutral, move-in ready palette.
04
Kitchen flooring replacement
Installed new vinyl plank flooring and cleaned and reset cabinetry, countertop, and fixtures.
05
Hardwood floor cleaning
Cleaned and refreshed original hardwood flooring throughout the bedrooms and main living areas.
06
Fixture and lighting updates
Installed a new light fixture and reset carpet in the bay window room to finish the unit for leasing.
